Landscaping Done!

Okay, I know I said no more pictures until walk through but my husband stopped by today after our PM told us yesterday that the landscaping was done. Drumroll...

Can you find BOTH trees?

The angle above really shows how much front/side yard we have since our house is turned on an angle to face the cul-de-sac. I had never realized how far over our property extended when it was all just rock. This is a good chunk more than I ever imagined. Yay!

Front View - all done on the outside!

We got our HUD-1 today and fortunately it was negligibly different from the original estimate. We had to laugh that the NVR rep who called said it was our "final preliminary" estimate. Sigh.

I just about finished setting up the utility transfers. That was a part time job in itself this week. Fun stuff like the wrong city and zip on one and the lack of our permanent water meter added a lot of drama.

I did get to do some fun stuff like buy our girls new comforters and a few accessories.

It's hard to believe this is finally happening after starting this whole process in early April. It's also amazing to see all of the choices you made on paper and from little product samples transformed into a real, life house. I'm still a little in awe of that.

5 days to close.

  3. We are looking at a Ryan home in our area and I've been researching and reading so many different blogs about the process. Your's is the most recent that I've come across. Your house looks beautiful and what a big yard! Do you know how big your lot size is? Overall how was the process with Ryan? Do you have any tips/suggestions for us? Thanks so much, and I'll be keeping up with your blog :-)

    1. Thank you! I can't remember the exact lot size but it's about 1/3 of an acre. Considering we had 1/8 of an acre before, this feels much more spacious, hahaha. But it's really not that large of a lot, but it's certainly enough for us.
We were very, very pleased with Ryan. NVR has been okay, but slightly irritating. My only tips would be to read as many blogs as you can, especially of your floor plan, to get ideas of what you want. Those 2 weeks you get to pick everything are very stressful so the more confident you are in what you like, the better.

    2. Thanks so much! I've been searching blogs for our model (We're getting the Avalon Isle) but it's a new model, the closest to it is the Avalon and I've only found one blog so far about it. I haven't heard much good stuff about NVR, hopefully we have a decent experience. I've read so many blogs on Ryan homes now I hope I'm pretty prepared for our selections!

    1. I know, right? Although it's still a final, preliminary estimate, hahaha. They just can't make anything official until close day, I guess.
